What driveways face here
Driveways in this area deal with long wet seasons, shade from tall trees, moss along the edges, leaf stains, oil drips and the occasional freeze. Many are sloped, which means water runs across them constantly and carries dirt and organic material with it. Over time the concrete darkens, cracks and scales. Replacement is expensive and disruptive. Resurfacing and coating can make an old driveway look fresh for a fraction of the cost.
Options
- Crack and joint repair with flexible fillers.
- Resurfacing with a polymer-modified cement overlay.
- Penetrating sealer to slow moss and staining.
- Decorative finishes with color or textures.
Traction on slopes
A sloped driveway must keep good grip when wet. We never apply glossy coatings to driveways. Resurfacers get a broom or textured finish, and sealers are chosen to preserve traction.
Our process
- Inspect for cracks, settling and drainage.
- Pressure wash, degrease and treat moss.
- Repair cracks and spalled areas.
- Apply resurfacer or coating with texture.
- Seal and cure before traffic.
Is resurfacing right for you?
Resurfacing works on driveways that are structurally sound. If sections are heaving from tree roots, sinking or badly broken, those areas may need replacement first. We will tell you honestly what makes sense.
Weather and scheduling
Driveway work needs dry weather and appropriate temperatures. We schedule during drier months and watch forecasts closely. Plan to keep cars off for a day or two afterward.
Tying into the garage
Many customers combine driveway work with a garage floor coating so the entrance looks finished and both surfaces are protected.
Maintenance
Keep leaves and needles cleared, rinse occasionally and reseal every few years. Trim back overhanging branches if moss keeps returning. Wipe oil drips promptly.
Tree roots and edges
Large firs and maples near a driveway can lift slab sections and crack edges over time. We note any root heave during the inspection. Minor lifts can sometimes be ground down; larger ones may need a section replaced before resurfacing. We will explain the choices and costs so nothing surprises you later.
Cost factors
Size, slope, the amount of crack and spall repair and the finish you choose drive the price. Resurfacing typically costs a small fraction of full replacement. Your written quote lists every step.
Garage aprons and walkways
The apron where the driveway meets the garage door takes the most abuse. Water collects there, leaves pile up against the door and tires turn in the same spot every day. We pay extra attention to aprons with crack repair and careful resurfacing so the transition into the garage looks clean. Front walks and porch steps often share the same wear patterns and staining, and treating them at the same time keeps colors and textures consistent across the front of the house. Doing it all in one visit means a single setup, fewer days with blocked access and usually a lower cost per square foot. We can also add a texture or border to the walk for a more finished look. When the work is done, the whole approach to your home looks cared for, which is exactly what most buyers and neighbors notice first.
How long does resurfacing last?
Many years with proper prep and occasional sealing.
Can you remove oil stains?
We degrease heavily; resurfacing covers what remains.
Will moss come back?
Sealing slows it down. Shady edges may need occasional cleaning.
